Homes in Sanctuary Village are privately owned. Buyers can purchase a completed home or a homesite and build a custom home. The community is not a rental or leasing community.

Sanctuary Village currently has 8 homes built, representing a range of sizes and architectural styles—from small cottages to larger estate-style homes. Because Sanctuary Village is part of an existing neighborhood, residents immediately become part of a living community rather than waiting for one to emerge. Each new home enhances the neighborhood while preserving its welcoming character.
Can I build a home in Sanctuary Village that fits my lifestyle?
Yes. Homeowners have the flexibility to design a custom home or work with approved builders to create a space that perfectly fits their needs.
Do I need to work with a specific builder or architect in Sanctuary Village?
You are welcome to work with any architect of your choosing. All home plans, however, must be reviewed and approved by the Sanctuary Village Town Architect to ensure they align with the community’s design vision.
Builders are asked to go through an approval process prior to construction. This helps ensure familiarity with Sanctuary Village’s site maintenance standards and building protocols, supporting a smooth building experience and consistency throughout the community. Approved builders simply complete a compliance agreement as part of this process.

Does Sanctuary Village have condos?
Sanctuary Village does not currently offer condos, although they are included in the long-term master plan. Future residences may include what we call “mansion flats”—buildings designed to look like large homes from the outside but containing four to six individual residences.
For now, homeowners can build smaller cottages on individual lots, offering a compact footprint along with the privacy and outdoor space of a detached home.
Is Sanctuary Village growing?
Yes. Sanctuary Village continues to grow as new residents are drawn to Franklin’s welcoming culture and the community’s thoughtful design and sense of connection. The community is also actively expanding its infrastructure to support this growth. The third and final section of paving in Phase I, along with the ridge top park, are scheduled for completion in spring 2026. Plans for the welcome center are being finalized, with pre-construction planning also expected to begin in spring 2026.
