Sanctuary Village is planned to include approximately 125 to 150 homes in total, with a mix of housing types such as live-work units, mansion flats, and single-family residences.
As the master plan continues to evolve, the exact number may adjust slightly, but the total is not expected to exceed about 150 homes.

Because Sanctuary Village is part of an existing neighborhood, residents immediately become part of a living community rather than waiting for one to emerge. Does Sanctuary Village have condos?
Sanctuary Village does not currently offer condos, although they are included in the long-term master plan. Future residences may include what we call “mansion flats”—buildings designed to look like large homes from the outside but containing four to six individual residences.
For now, homeowners can build smaller cottages on individual lots, offering a compact footprint along with the privacy and outdoor space of a detached home.

What permits are required to build a home in Franklin, NC?
The primary permit is a Residential Building Permit, issued by the Macon County Planning & Code Enforcement – Building Inspections Division. This department also issues related permits for electrical, plumbing, HVAC/mechanical systems, and gas piping, and performs inspections throughout construction before issuing a Certificate of Occupancy.
If the property will use a septic system or private well, approvals must also be obtained from Macon County Environmental Health. These typically include a septic system permit (following a site evaluation and soil test) and a private well permit, if the home will not connect to a municipal water system.
For properties located within the Town of Franklin or its extraterritorial jurisdiction (ETJ), additional review by the Town of Franklin Planning Department may be required to confirm compliance with zoning and land development regulations. In some cases, a zoning or land development permit, floodplain development permit, or other planning approval may be necessary.
Depending on the property, additional permits may also be required, such as a driveway permit from the North Carolina Department of Transportation (NCDOT) if the property connects to a state-maintained road.

Are mountain homes more expensive to maintain?
