Sanctuary Village allows a mix of home types within its Traditional Neighborhood Development plan, including small cottages, larger homes with carriage houses or attached garages, and in future phases, Mansion Flats (condos), tree-houses, and live-work units. All homes follow design guidelines to ensure a cohesive, welcoming community.

What are the HOA fees, and what do they cover?

HOA fees at Sanctuary Village are $1800 per year in 2025. See additional details in our POA Dues and Coverage document.

Can I customize my home?

Absolutely! You can bring your own architect and builder, or work with one of our recommended architects who offer a wide variety of floor plans. Every design is reviewed by our town architect to ensure your home is uniquely yours while blending beautifully into the community.

Are there any amenities within the community?

At Sanctuary Village, you’re just steps from all that downtown Franklin and The Little Tennessee Greenway offer, while our walking trails, parks, and green spaces provide the perfect spots to relax and connect with neighbors.

What is the policy on pets?

Sanctuary Village is pet-friendly, recognizing that pets are an important part of many families. Pets are welcome, but owners must follow the Covenants, including rules on the number, type, and size of pets, leash requirements, and waste management to ensure a safe and pleasant community for all.

How do I get involved in the community or HOA?

Residents are encouraged to get involved in the Sanctuary Village community through various channels. You can join the HOA board or participate in one of the many committees that help shape the direction and management of the community. Regular community meetings provide another great opportunity to contribute and stay informed.

What schools are available for residents of Sanctuary Village?

Families at Sanctuary Village enjoy access to Macon County Schools for local public education. Private school options nearby include Trimont Christian Academy and Rabun Gap-Nacoochee School, while Macon Early College offers high school students the opportunity to earn college credits—all just a short drive from home.

Sanctuary Village isn’t a spec-home community, so most homes are built to suit. You can bring your own builder or work with one of our approved builders to design your dream home—just make sure both your plans and builder are approved by our town architect. Occasionally, previously owned homes become available, so be sure to check our website for resale listings.

How close is Sanctuary Village to shops, restaurants, and outdoor activities?

We are just a few blocks from historic downtown Franklin, North Carolina, where you’ll find local dining, shopping, and entertainment.
